Is Fall a Good Time to Buy a House?

Around our house, fall always feels like a reset.

The garden is winding down, we’re cleaning up projects around the farm, getting things ready for colder weather, and trying to squeeze in a few more outdoor days before Michigan reminds us what’s coming.

It’s also a season when we start getting a lot of questions from buyers about whether they should keep looking for a house or just wait until spring.

Our answer? Don’t automatically count fall out.

Fall Can Be a Really Good Time to Buy

By September and October, some of the casual summer buyers have stepped away from the market. That can mean a little less competition when the right house comes up.

Sellers who are still on the market may also have a little more motivation to make a move before winter. That doesn’t always mean a major price reduction, but it can sometimes create a better opportunity to negotiate price, repairs, possession, or other terms.

We also think fall is a great time to really look at how a property performs.

Cool mornings let you see how the heating system is working. Fall rain can make drainage issues or wet areas easier to spot. And once some of the leaves and landscaping start thinning out, you may get a better look at the house, yard, woods, and neighboring properties.

Those are all things we pay attention to when we’re walking a property with a buyer.

The Catch: There May Be Less to Choose From

The biggest downside is inventory.

As we get closer to winter and the holidays, fewer homeowners may decide to put their houses on the market. If you’re looking for something really specific, it might take a little more patience.

That’s why we usually tell buyers not to focus too much on the calendar.

If you’re financially ready, know what you’re looking for, and the right property comes along, fall can be a great time to make a move.
