Am I ready to buy a home?

You might be ready if you have steady income, some savings set aside, and you feel prepared for the responsibility that comes with owning a home. You do not need to have everything perfectly figured out, but you should feel comfortable with the monthly payment, maintenance, and long-term commitment.

What is pre-approval, and do I really need it?​

Pre-approval is when a lender looks at your finances and gives you a clear idea of what you can afford. It helps you know your budget before you start looking, and it makes your offer stronger when you find the right home.

Basically, it is the “let’s not fall in love with a house before we know the budget” step.

The best answer is not always the same for everyone. We can help you look at the numbers and talk through what makes the most sense for you.

How do I know what I can afford?

A lender will look at things like your income, debts, credit, and down payment to help determine what you can comfortably borrow. But just because you are approved for a certain amount does not always mean you should spend that much.

We like to look at the full picture so your house payment fits your real life, not just a formula.

What should I look for in a home?

Start with the things you cannot easily change: location, layout, lot size, neighborhood, commute, and overall condition. Paint colors, flooring, and fixtures can usually be changed. A bad location or awkward layout is a little harder to fix.

We will help you look past the decorating and focus on the stuff that really matters.

How do I know what to offer?

A good offer is based on the home’s value, condition, location, recent sales, current demand, and your comfort level. Sometimes you need to be competitive. Sometimes there is room to negotiate.

Our job is to help you make a smart offer – not just a random number and a prayer.

What happens after my offer is accepted?

Once your offer is accepted, there are still a few important steps: inspection, appraisal, lender paperwork, title work, final walkthrough, and closing. It can feel like a lot, but we will walk you through each step and keep you updated along the way.

You will not be left wondering, “Wait, what happens now?”

Do I need a home inspection?

We almost always recommend one. A home inspection helps you understand the condition of the home before you fully commit. It can uncover repairs, safety concerns, or future expenses you may want to know about.

No house is perfect, but it is better to know what you are buying before you buy it.

Do I need a home warranty?

A home warranty is not required, but it can be helpful for peace of mind, especially if the home has older appliances or mechanicals. It may help cover certain repairs after you move in.

It is not magic, and it does not cover everything, but for some buyers, it is worth considering.

What should I expect at closing?

Closing is the final step where you sign the paperwork, pay any remaining funds needed, and officially become the new owner. There are a lot of signatures, a few important documents, and usually a pretty big smile at the end.
